What Are iNest Featured Builders?

Builders and communities that have a image next to them, or are listed on our Featured Builder pages, are participants in the iNest Featured Builder program. While we can provide you with a 1% Cash Back Rebate for homes by most builders, iNest's exclusive 1% Cash Back Coupons are available only for Featured Builders. These builders have made it easy for home buyers to earn Cash Back Rebates from iNest.

If the builder you prefer isn't an iNest Featured Builder, we can still help! Simply complete the iNest Homebuyer Information Form. Qualifying for a 1% Cash Back Rebate from a non-featured builder requires that iNest arrange for you to be registered with the builder prior to your visiting builder sales offices, and typically prior to your contacting the builder directly.

How It Works

Two Ways to Save

iNest's unique relationship with leading homebuilders, and our patented program, allows us to streamline the real estate sales process and pass the savings along to you in the form of a 1% rebate on the base* closing price of your home. Your rebate is a portion of the sales commission earned by iNest Realty when you purchase your new home as an iNest registered user.

*Base price excludes options, upgrades and lot premiums.

Featured Builder Program

iNest offers you an iNest 1% Cash Back Coupon for builders who have joined our Featured Builder program.

Request an iNest Cash Back coupon online from iNest BEFORE visiting builder sales offices.
Present the coupon on your FIRST visit to the builder sales office.
Sign a sales contract and fax a copy of the coupon and contract to iNest.
Close on your new home and receive the rebate 10-15 business days after closing.

Standard Builder Program

You can still receive an iNest 1% Cash Back rebate for builder communities that do not accept iNest coupons. Follow these steps to secure your 1% cash back rebate for standard builders:

Find a Standard Builder you are interested in.
Complete the 1% Cash Back request form on the iNest website for your community of interest.
Call us at (800) 98-INEST at least two days BEFORE you contact or visit any builders.
Sign a sales contract and fax a copy of the signed contract to iNest.
Close on your new home and receive the rebate 10-15 business days after closing.

Need help finding the right builder?

Follow these steps and allow an iNest new home specialist to help you find the right builder:

Complete the Home Buyer Information Form.
Call us at (800) 98-INEST at least two days BEFORE you contact or visit any builders.
Tell the New Home Specialist who answers your call that you need help finding the right builder.

The iNest program is not intended to solicit prospective homebuyers who already have a Buyer Agency Agreement with a non-iNest real estate agent. If you are already under contract with a non-iNest real estate agent to purchase a new home, you are ineligible for the iNest program.

Rebate not available in Missouri. In addition, certain states (including but not limited to North Carolina, Tennessee and Oregon) require that incentives be given as either a credit at closing or as a reduction of closing costs or to appear on the HUD-1 settlement statement. Base price excludes options, upgrades and lot premiums. iNest reserves the right to pay rebate to Home Buyer in the form of paying closing costs on the HUD-1 Settlement Statement if so required by the lender or other party to the close or by applicable law, in the form of a discount on the purchase price if so required or transacted by the builder or other party to the close or by applicable law, or, at iNest's sole discretion, in any other form based on the needs or requirements specific to the transaction.
